ACPV ARCHITECTS’ project for the Bulgari Resort & Mansions Abu Dhabi articulates a highly complex, multi-scale vision where architecture, landscape and infrastructure converge into a cohesive and context-sensitive development. Located on a private, horseshoe-shaped island, the project balances large-scale planning with architectural detail, offering a new model for integrated waterfront environments.

The masterplan defines a spatial sequence that harmonizes public and private realms, circulation flows, and environmental integration. A central bridge and marine access points ensure fluid connectivity, while the island’s layout maximizes views toward the sea, the Abu Dhabi skyline, and Qasr Al Watan. Architecturally, the resort’s built forms emerge as a symbolic interplay of glass and gold rising from the desert, a gesture that reflects both Italian design sensibilities and Arabian cultural narratives.

The project’s complexity is also expressed through its coordination of diverse programmatic elements: residential units, hospitality, wellness, and leisure functions co-exist in a unified spatial system. The surrounding landscape, designed by LAND, reinforces the masterplan’s logic, transitioning from sculptural geometries to organic natural forms, fostering a dialogue between the built and natural environments.

In addition to 60 guest rooms and 30 private villas, the development includes a Yacht Club, a wellness hub, and 90 private mansions, each designed to embody a refined synthesis of international contemporary architecture and regional influences. Opening in 2030, the project establishes a forward-looking framework for coastal development in the Gulf region.
